Venture Capital Investment – First Quarter 2012 |

- The San Diego region attracted $358 million of venture capital investment in the first quarter of 2012, which is more than twice the amount recorded in the first quarter of 2011 and above the long-term quarterly average of $269 million.
- Biotechnology attracted $170.3 million or almost half of the total amount recorded in the first quarter, which was divided among seven industry sectors countywide.
- The total venture capital investment of $5.7 billion nationwide was divided among 17 sectors, with the software industry attracting nearly 1/3 of it.

- Of the major 50 markets, 26 closed 2011 with vacancy below 5 percent with New York leading the way with a 2.4 percent vacancy.
- Every metropolitan area surveyed posted rent increases over the past year.
- Pricing is increasing and cap rates are compressing across the board for Class A and B product.

San Diego - Total nonfarm employment increased by 6,700 jobs or 0.5 percent in San Diego County between March 2011 and March 2012.

Office, Industrial & Multi-Family Report Highlights - San Diego Office Snapshot & Statistics by Submarket– The market is improving unevenly with Class A leasing in Central County leading the way.
- U.S. Office Market Report – Vacancy decreased from 60 basis points from a year ago to 15.9 percent supported by recent improvements in “office-using” employment.
- San Diego Industrial Snapshot & Statistics by Submarket – Countywide vacancy has decreased for four consecutive quarters reaching 10.8 percent in the first quarter of 2012.
- U.S. Industrial Market Report – The pace of demand for warehouse space is back to pre-recession levels averaging 23.3M square feet per quarter since January of 2011.
- San Diego Multi-Family Snapshot – Countywide vacancy falls to 4.43 percent, down 50 basis points year over.
- San Diego Employment Forecast – Total nonfarm employment is forecasted to grow 24,630 jobs or 2.0 percent in 2012 with positive gains across all sectors.
